2011 will be my ninth year selling real estate in Boise. As a new agent in 2003, I enjoyed learning in an even market, with stable prices. Pricing a home was straitforward and predictble. In 2004 and 2005, the market shifted to a sellers market. Prices jumped, then jumped some more. Through 2006, it was a seller's market. Even if a home was overpriced, the market eventually caught up and homes sold.
In 2007, the market began to shift. But it shifted irregularly. Some neighborhoods and types of homes suffered immediately. Others remained stable for some time. By 2008 and 2009, we saw prices decline throughout Boise and Ada County. The tax credit at the close of 2009 and again in the spring of 2010 gave temporary boosts and price stabalization, but we still haven't seen an end to price declines in our market. Our market, and pricing, change weekly.
